Two kinds of central AC, two kinds of repair
In Dubai, 'central AC' usually means one of two quite different setups. Villas tend to have ducted split systems with their own outdoor condensers. Most apartment towers use fan coil units (FCUs) fed with chilled water from a district cooling plant, so there's no compressor in the apartment at all.
That difference matters for the repair. On a ducted split we look at refrigerant, compressors and condensers. On an FCU we check the chilled-water valve and actuator, the fan motor, the thermostat and the drain pan. We work on both, plus rooftop package units and VRF / VRV systems.
If one room is warm and the rest are fine, the problem is often a closed damper, a disconnected duct or a blocked grille rather than the main unit.

Central AC Repair FAQs
Why is one room warm when the rest of the house is cool?
Usually a damper is closed or stuck, a flexible duct has come loose in the ceiling, or that room's grille is blocked. We trace the duct run and fix it.
My building has district cooling. Who should I call?
If the whole building has no cooling, contact building management, since the chilled-water supply is theirs. If only your apartment is affected, the problem is usually in your FCU, valve or thermostat, which we can repair.
Do you clean FCU coils and drain pans?
Yes. Coil and drain pan cleaning is part of our central AC service, and it often cures smells and leaks.
How often should a central AC be serviced?
